Oil in coolant..

I have been offered a cheap car but it has a problem.. there is oil in the coolant. It doesn't overheat and there is hot air, appears to be using some water.
What's the worst case scenario cost wise to repair it? It's a 3.6 Carrera Tip..
 
I would think without proof of what the fault is it would need a very substantial discount, enough to pay for a refurbed engine to be dropped in. £5k+ cheaper than a good one I would think.

Yes, I think I'll avoid, If it was a straight forward job like it was when I did an old 320i E30 one time and the car was really cheap then I would go for it.. but reality is I don't need the headache.

The car is a 2003 C2 ocean blue with 88k on it.. one to look out for, I don't know where it may end up!
 
Perhaps put a "beware of this car" notice in the "for sale" section?
